Area Owner - Site Manager

Area / Site Manager responsible for on-site execution during the Construction Management (CM) phase. The role focuses on driving safe, compliant, and efficient installation of mechanical and electrical systems, ensuring readiness for commissioning and validation within a GMP-regulated environment.

Area Execution & Coordination
- Own a defined area/system scope for MEP installation
- Drive daily construction activities across mechanical and electrical trades
- Ensure workface readiness (drawings, materials, access, permits)

Installation Oversight (CM Phase)
- Oversee installation of process piping, clean utilities, HVAC, and electrical systems
- Ensure installations meet specifications, GMP, and quality standards
- Verify installations are completed right-first-time

Planning & Workface Execution
- Support short-term planning (lookaheads, daily/weekly plans)
- Align subcontractors with construction sequence
- Track progress and remove constraints
- Support takt planning where implemented

Daily Site Leadership
- Lead area coordination meetings and daily huddles
- Deliver/support toolbox talks and safety briefings
- Communicate daily priorities clearly to site teams

Contractor Management
- Manage subcontractor performance on-site
- Ensure compliance with method statements, permits, and safety requirements
- Resolve interface and coordination issues

Quality & GMP Compliance
- Ensure adherence to EU GMP and QA/QC procedures
- Coordinate inspections, walkdowns, and snagging
- Ensure systems are installation-complete and inspection-ready

Commissioning Readiness
- Ensure systems achieve Mechanical Completion (MC)
- Prepare systems for handover to CQV teams
- Support punch list closure and turnover

Shutdown Planning

- Take a leading role in planning of the 2026 / 2027 shutdowns

- Understand check thoroughly the scope documents

- Communicate the works required with the help of the package managers

- Chair and minute weekly co ordination meeting

- Work with scheduling to produce robust plans and execute

• Degree educated or an exeptionally strong trades' background
• Excellent communication and reporting skills
• Life Science, Mission Critical or similarly complex project experience
• At least 15 years construction and/or mechanical experience
• At least ten years' site experience
• Previous PM Group experience desirable
• Good knowledge of English and Dutch is an advantage.
